So we do it in order. Debris, offcuts and packaging are bagged and taken to an authorised disposal point, including whatever has been stacked in the garden or the drive. Then the house is worked from the top down — ceilings and light fittings, tops of doors and wardrobes, reveals and cills, skirtings — and the floor is left until last, after everything has been dry-extracted. That dry stage is not optional here. Sand plus cement dust plus water is effectively a grinding paste; drag it around with a mop and you will put fine scratches into a new tile, dull a stone floor and drive grey slurry into every grout line. Floors are then treated by material: no acid on natural stone, no standing water on engineered timber or laminate, neutral products on micro-cement. Windows and frames take longer than any other part of the job. In a house near the beach the runners collect sand as a matter of course, and after works they hold sand, cement dust and mastic together. It comes out mechanically, then the glass is washed. Where the works went outside — a terrace, a barbecue area, paving, a wall rebuilt — that is stripped rather than rinsed, because cement wash on paving does not respond to a hose. Air-conditioning and extract grilles are cleaned too. They collect fine dust while the works are open and blow it back over a clean house at the first switch-on. The honest paragraph. Some marks are staying: paint dried into a grout line, cement cured into a porous slab, silicone dragged beyond its bead, glass scratched by a trowel or by protective film left on through weeks of sun. We show them to you before treating that area, because the alternative is you finding them later and assuming we missed them. We also do not finish the builder's work — missing grout, touch-in paint and a skirting that will not sit down are for the contractor, or for our bricklayer service. And a single visit rarely ends the dust after a full renovation; it keeps coming out of grilles and gaps for days, so a lighter second pass before the furniture arrives is worth planning. We move in on a fixed date and the builders keep slipping. What do you advise?
Book us in pencil early and confirm when the last trade is genuinely off site, and tell us the move-in date so we know how little room there is. Renovation dates move — that is normal, not a scandal — so the useful thing is to keep us informed as it changes. What we will not do is send a team into a house where a fitter is still working, because cleaning ahead of the trades simply means cleaning twice.
Can we start bringing boxes in while you clean?
Please do not, if it can be avoided. The value of this service comes from an empty house: we can reach the tops of doors, behind the radiators, inside the wardrobes and into the window runners while nothing is in the way. Boxes and furniture both block those places and collect the dust that is still coming down. If part of the house has to be loaded early, tell us which rooms and we will sequence around them.
The new floor tiles look cloudy. Is that dirt or damage?
Most often it is grout haze — a thin cement film left from finishing the joints — and it usually comes off with dry removal followed by the right product for the tile. Sometimes it is not: a floor that was mopped too early while sand and cement dust were still on it can be finely scratched, and that does not clean out. We look at it in raking light and tell you which one you have before touching it.
