About our service in Oeiras
The method is the same everywhere and it is the sequence that saves the job. Debris, packaging, offcuts and old carpet leave first, to an authorised disposal point. Then we work top-down — ceiling tiles and grids, diffusers and light fittings, the tops of partitions and joinery, glass, frames — and the floor is treated last. Dry extraction always comes before water. Plasterboard and cement dust that has been mopped becomes a grey film that sets into grout lines, into the joints of large-format tile and into the perforations of a metal ceiling tile, and on a raised access floor it works down between the panels where nobody can reach it. Doing it in order is not fussiness, it is the difference between one visit and three. Glass is the headline item in this part of the municipality, because there is so much of it. Full-height windows, glazed office partitions, balcony sliders, aluminium frames with deep runners and drainage slots. Grit sitting in a runner will be dragged across a pane by the first cloth, and the mark it leaves does not come out — so runners and slots are cleared mechanically before any glass is washed, and the panes are worked with clean water and a proper technique rather than a bottle of spray. Ventilation gets the same logic. Extract grilles, ceiling diffusers and air-conditioning vents hold the dust that was airborne during the works, and if they are left the system redistributes it across a clean floor the day it starts up. Then the limits, stated before we start rather than after. Paint dried into a grout line, cement cured onto composite stone, silicone smeared beyond its bead, a pane scratched by a trowel or by protective film left in the sun until the adhesive bonded — those are damage, not soiling, and we identify each one on the walk-round. Snagging is not ours either: touch-in paint, missing beads, a badly seated skirting go back to the contractor, or to our bricklayer service. And fine dust keeps coming out of a building for days after the trades leave, so on a full fit-out a lighter second pass before occupation is sensible. We work Monday to Saturday, 9am to 8pm, closed on Sunday, and we set the date on the works' real finish, which on a commercial floor usually depends on the last certification visit.

It is the right service for the cleaning part of a handover: debris cleared, dust extracted from the ceiling grid, partitions and cable routes, glass and frames done, floors treated, washrooms and tea points sanitised. What it is not is a reinstatement — if the lease requires partitions removed or finishes returned to a previous specification, that is construction work and needs the contractor. We are happy to come in after them.
Can you work around a raised access floor?
Yes, and carefully. The panels are the problem: dust and debris fall through the joints during the works and then sit in the void, and mopping simply washes more of it down. So we extract dry across the panel surface and the joints, lift panels where access and cabling allow so the worst of the debris can be removed, and only then treat the surface. If the void is heavily contaminated we will say so, because that is a bigger job than a floor clean.
How is the price worked out for a job like ours?
By what actually drives the effort, and we would rather see it than guess. The variables are the floor area, how heavy the works were, the volume of debris to be removed, how many windows and frames there are, what the floor is made of, which level you are on and whether there is a lift or loading bay. We look at all of that on the visit and put a no-obligation quote in writing so you can compare it against anything else you have.
