Sea-facing elevations here weather unevenly, and that is the first thing we look at. The side of a villa that takes the prevailing wind and the salt spray loses its render decades before the sheltered side does, and the failure is not always visible from the ground: render sounds hollow long before it falls, so we tap the wall rather than judge it by eye. Where it has blown we cut back to sound material, treat what is underneath and rebuild with a mortar chosen for the wall, which on older stone or mixed masonry often means a lime-based mix so the wall can dry outwards. Sealing such a wall behind something rigid and impermeable is how damp gets trapped inside a house that used to breathe. The sloping plots that give these houses their views also give them a lot of hard landscaping, and hard landscaping moves. Retaining and boundary walls take the pressure of soil and water behind them, garden steps drop at one end when their bedding washes out, and terraces paved decades ago no longer drain where they were designed to. We rebuild steps and thresholds, repoint and re-cap walls, and relay terrace surfaces over new waterproofing where they sit above a room. In the mansion blocks along the line the equivalent job is a balcony: the leak shows up in the flat below, so the repair involves the neighbour and generally the condomínio, and the building's rules will normally also govern when noisy work can take place. Because so many properties here are let seasonally or occupied only part of the year, we plan carefully. A visit establishes what the substrate is really like, then you get a written quote with no obligation and a timescale agreed before we start, so the work can be slotted between bookings or into a quieter stretch. Price is driven by area, the state of what we uncover, materials, access — including whether a vehicle can reach the level where the work is — the volume of rubble to remove and any scaffolding required to reach an elevation. Our working week is Monday to Saturday, 9am to 8pm, with Sunday closed, and if you are not in the country we report progress with photographs.
