Air coming in off the Guincho side carries it inland, and it works into mortar joints, gradually breaking down the binder until the pointing goes soft and sandy while the stone or block behind is still perfectly sound. On garden and boundary walls we rake out the perished joints and repoint, reset copings that have lifted, and rebuild sections where water has been running through the top of the wall for years. The same exposure attacks outdoor paving, though there the usual failure is simpler: the fall is wrong or has been lost, water sits on the surface and works into the bedding, and slabs start to rock. We relay with the falls corrected and the drainage actually going somewhere. Terraces are the other big item, particularly on flat-roofed houses and on villas where a first-floor terrace sits over a living room. What keeps the water out is the membrane under the tiles, not the tiles, and it fails at the edges, at the outlets and wherever something was later fixed through it. We open up, rebuild the detail, lay new waterproofing and reinstate the surface. Around pools and outdoor kitchens we also deal with the surrounds that have moved, cracked coping stones and steps that have dropped. Indoors, the work is more familiar: tiling, rendering and making good after plumbers and electricians, which is the stage most renovations get stuck at because it falls between two trades. If you are managing a property from another country, the sequence is worth knowing. The bricklayer works after the plumber and the electrician and before the painter, so booking us in that order avoids paying to redo a wall that was finished too early. Why does the mortar in my garden wall keep failing so close to the sea?

Salt-laden air draws the binder out of the mortar over the years, so joints turn powdery and then wash out, letting water into the core of the wall. Repointing with a mix appropriate to the wall, and making sure the coping actually throws water clear, is what extends the life of the repair. A wall capped with a coping that leaks will keep breaking down however carefully the face is pointed.

Can you knock down a wall to extend my kitchen into the garage?

That depends entirely on what the wall is doing and where it sits. If a load-bearing wall, a beam, a column or a slab is affected, the work needs a project from a qualified technician and authorisation from the câmara municipal, and in a condominium it also needs the condomínio's agreement. We will tell you which category your wall falls into at the survey, before any commitment, rather than after opening it up.
