I have a short gap between tenants. Can several small repairs be done together?
That is the sensible way to do it. Send us the whole list with photographs so we can bring the right adhesives, mortars and, where possible, matching tiles in one go. The same floor tile keeps cracking. Is replacing it enough?
Rarely. A tile that fails in the same place more than once is usually telling you something underneath is moving or wet: a screed that has broken up, a joint in the slab beneath, or a slow leak from pipework. We lift the area, look at what is under it and deal with that before retiling. Simply bedding in a new tile on the same substrate tends to buy a few months at best.
Do you supply the tiles or should I buy them?
Either works. Many owners here prefer to choose their own, especially where a rental needs to match what is already down, and we are happy to work with material you have supplied. If you would rather we sourced it, tell us the look you want and we will include it in the written quote. Where an existing tile is out of production we will say so instead of promising a match we cannot make.
