Humidity changes what a coating can do. In a house on the serra side, moisture in the masonry is trying to evaporate through the wall surface for much of the year, and an impermeable modern paint stops it. The water then collects behind the film, and the finish blisters, flakes and takes plaster with it. On old lime-plastered walls we therefore use breathable, lime-compatible products and accept a softer, more matt appearance rather than a plastic-looking sheen. It is not a compromise: it is what those walls were built to carry. Shaded elevations also grow algae and lichen readily, so they are washed and treated before anything else goes on, or the growth simply carries on beneath the new coat. That leads to the point worth repeating: painting over damp does not fix damp, and in Sintra it barely disguises it. A tide mark at the foot of a ground-floor wall, a stain spreading from behind a chimney breast, mould in a bedroom that faces the hill, all of them are water arriving from somewhere, whether by capillarity through the masonry, through a broken gutter, from a leaking pipe or through condensation in a closed house. The order is diagnosis, building work, decoration. moisture-detection identifies the origin, bricklayer deals with rendering, sealing and waterproofing, water-leak-repair with a pipe. If we painted first you would be paying us again the following winter. Exterior timber matters here more than in drier parts of the region. Shutters, doors, window casements and gates take constant moisture, so they are sanded back where the finish has failed, allowed to be genuinely dry before priming, primed to suit old timber and then finished in enamel or exterior varnish, with the drying time the manufacturer specifies between coats. That last point is not a formality in Sintra air. Finally the rules: the historic centre of the vila is a classified area where exterior colour, render and materials are controlled, so the câmara municipal is where the rules for a specific address are confirmed, and we do not make those applications for you. In buildings, the facade and the common parts need the condomínio's agreement first.

No paint will stop water. Are there restrictions on the colour of my house in the historic part of Sintra?

The boundaries of the protected area and the rules that apply within it vary, so the câmara municipal is the right place to confirm what your particular address allows before you commit to a shade. If your property is in a building, the facade is also a common part and the condomínio must agree. We do not handle those applications ourselves.
Can you use normal emulsion on my old stone house?
We would advise against it on lime-plastered walls, which is most of what we find in the older houses here. Those walls need to release moisture through their surface; a tight modern film traps it, and the paint then blisters and pulls plaster off with it. Breathable, lime-compatible finishes look slightly more matt and behave properly on that substrate. We will explain what we intend to use, and why, before you decide anything.
