A home that is not lived in behaves quite differently from one that is. Without heating, without air changes and without the routine that opens windows, the temperature of the walls falls, relative humidity climbs and water condenses on the coldest surfaces: external corners, window heads, the areas behind wardrobes pushed against the façade. In a thermal image that pattern is recognisable and sits clearly apart from infiltration coming in from outside, which draws irregular patches with their origin pointing at a crack, a sill or a roof detail. Knowing which of the two is happening changes entirely what should be done next. Along the coast road there is also the effect of the marine environment. Elevations exposed to the salt wind break down faster: the render micro-cracks, the paint loses its grip, and driven rain finds a way in where it never used to. In the older villas with deep eaves and cantilevered balconies, we check those areas from outside and confirm from inside, in the corresponding room. We always compare thermogram and photograph in the same framing and use a contact moisture meter on the suspect points, because a cold surface is not necessarily a wet one. There are conditions without which the inspection is not worth doing, and we would rather say so before booking. There has to be a temperature difference between inside and outside: on a mild summer afternoon, with the house at street temperature, the image comes out uniform and carries no information. If the house has been switched off for months, we ask for it to be heated before the visit, or we book for first thing in the morning. The camera does not pass through walls and does not measure the water held inside them, and when the reading leaves doubt, the recommendation is to open up at one point. Nor do we issue regulatory opinions on the habitability of the property.
