A leak in buried pipework always leaves a thermal trail. If it is hot water, the trail is a warmer line or patch drifting away from the expected run. If it is cold water, the effect is the reverse: the wet zone evaporates, cools and appears darker in the image. In either case, what we are looking for is an anomaly that does not follow the logic of the installation. In the villas of the Birre, Manique or the Quinta da Marinha, this saves lifting stone, marble or decking and avoids digging up the garden along the whole suspect route. The method always follows the same order. First we understand the installation: where the meter, the cylinder or the boiler sit, where the branches run, what was added in later works. Then we isolate sections, closing stopcocks one by one, to find which run is still drawing water. Only then do we bring out the camera, with the system under pressure and hot water circulating, working across floors, walls and ceilings. Every suspicion is confirmed with a contact moisture meter before we mark the point to open. In houses with a pool we also check the plant area and the connection back to the house, because it is a run that often gets forgotten. We are open about what limits the result. Thermography needs contrast: over a floor with high thermal mass, or with the pipework cold and not flowing, the reading is weak, which is why we set the conditions up first. The camera does not see the pipe inside the wall, it reads the heat that reaches the surface, and a deep leak under a thick slab can take time to show itself. When the image is not decisive, we say that opening up at the most likely point is needed, rather than promising an exact location we do not have to give.
