A pitched roof rarely fails in the middle of a slope. It fails where it meets a taller wall, at a chimney flashing, at the junction between two roofs of different pitch, at a tile broken above a blocked gutter, or at the detail of an extension that was never properly closed off. Water enters there, runs along the sarking or the slab and appears metres away, often in a room with nothing to do with the point of entry. In a thermal image, the area where the insulation is saturated cools at a different rate from the rest, and that contrast draws the real route of the water through the loft space. The inspection starts above, where access allows: loft or roof void, sarking, structural bearings, daylight coming through displaced tiles. Often it is settled right there, because the water mark is visible to the eye and the camera merely confirms its extent. Then we move inside, with the house heated and closed up beforehand, and work across the ceilings of the affected rooms and those next to them. In outbuildings and garages we also check the joints with the main house. Everything is recorded with thermogram and photograph in the same framing and confirmed with a contact moisture meter. What we cannot do, we say before setting out. We do not climb onto roofs without safe conditions, and in those cases we inspect from the void and from inside, noting in the report what went unseen. Thermography needs a temperature difference: on a roof in full sun, with everything hot, the reading distinguishes nothing, which is why we choose early morning, late afternoon or the days after rain. The camera does not see through material; it reads the surface. When the origin does not become clear, we recommend opening up at one point rather than guaranteeing a result.
