Not every wall in a flat loses heat the same way. In this generation of buildings we typically find cavity walls with no insulation in the cavity, concrete columns and beams running through the façade and acting as cold lines on the inside, shutter boxes open to the outside, and aluminium frames with no thermal break. With the home heated and a cold day outside, the camera shows each of these elements with its own signature, and the temperature difference between them says which points weigh most on comfort and on the bill. It is a ranking rather than a list of defects: the aim is to spend where the return is greatest. The visit covers every room and every orientation of the flat, comparing sunlit elevations with north-facing ones, and also looks at the top-floor ceiling and at floors over a garage or an open undercroft, two points often forgotten and frequently decisive. We record thermogram and photograph in the same framing, measure the temperatures of the critical surfaces and order the findings. In managed blocks, where the administration asks for it, we survey the elevations from outside, which helps to argue a proposal at the owners' meeting with images instead of impressions. Two things this work is not. It is not an energy certificate or a consumption calculation: the camera shows where there are surface temperature differences, not how many kilowatts are being lost. And it does not confirm what is inside the wall — it can indicate that insulation is missing or badly laid in an area, but the real thickness is only known by opening up. It also needs contrast between inside and outside, which in practice means booking in the cold months or first thing in the morning. When the image does not allow a conclusion, we say so instead of filling the report with assumptions.
