Thermal Imaging Inspection in Odivelas

About our service in Odivelas

A balcony slab runs right through the external wall and connects the cold of the street to the inside of the home. In a thermal image that reads as a horizontal cold band across the ceiling and floor of the adjoining room, which is exactly the strip where mould later appears in the corner. To that effect water is frequently added: if the detail between the balcony floor and the wall is cracked, or the outlet is blocked, water soaks in at the edge and travels down to the ceiling of the neighbour below. The two overlap and are easily confused; separating them is the first aim of the inspection. Enclosed balconies add another layer. Closing a balcony in creates an unventilated space, with washing drying and no heating, against a cold wall — the ideal conditions for persistent condensation. We inspect the enclosure, the adjoining room inside and, wherever possible, the matching ceiling on the floor below, with the home closed up and brought to temperature beforehand so there is contrast. We compare thermogram and photograph in the same framing and confirm the suspect points with a contact moisture meter. The report comes out with a clear distinction between what is a thermal bridge, what is condensation and what is water getting in. We also say how far we go. Thermography works when there is a temperature difference between surfaces; on a mild day, with the balcony and the interior at the same temperature, there is no useful reading and it is not worth booking. The camera does not see through the slab and does not measure the water held in concrete; it shows the effect at the surface. Inspecting the floor below depends on the neighbour's agreement, and without it the diagnosis stays incomplete, which is written down. Where doubt is left, the recommendation is to open up at one point, not to assert an origin the image does not support.
