Salt corrosion does not ruin a unit overnight. It works on the aluminium fins of the outdoor coil, which oxidise, swell and close off the air path; then it reaches the casing, the fixings and the brackets. The result is equipment that cools less for the same consumption, and a unit that works loose before its time. So in houses in the Livramento, Alapraia or along the seafront we choose the position with care: an elevation sheltered from the prevailing wind, with screening that does not block the airflow, does more for the working life than any accessory. Where exposure is unavoidable, we propose an anti-corrosion treatment for the coil and stainless steel fixings. The maintenance plan follows the same reality. In a house inland, one clean a year is enough; close to the shore we recommend washing the outdoor coil with a proper product twice a year, to take off the salt deposit before it sets. The visit also covers the filters and the evaporator, a pressure check and a test of the drainage. It is short work, and it avoids the premature replacement of an outdoor unit, which is always the painful end to this particular neglect. Between visits there is something owners can do themselves: rinsing the casing with fresh water after a stretch of strong onshore wind removes a good part of the deposit before it hardens. Estoril houses also raise a question of calculation. Many villas and grand blocks have high ceilings, tall windows and glazing facing the sea, which means a considerable volume of air and solar gain lasting through the day. Sizing by floor area falls short in these conditions and leaves equipment running at maximum without ever reaching the temperature asked of it. We measure height, area, exposure and glass type, and in very large rooms we propose two smaller indoor units rather than one oversized machine, which distributes the air better and runs more quietly.
