About our service in Benfica
North of the city, development happened plot by plot and at different dates, and drainage still shows it. In the established streets of Grão Pará, Calhariz and along the Estrada de Benfica there are older single family houses, with a yard and their own garage, wedged between blocks put up decades later. Some were connected to the sewer when the street was rebuilt; others, especially those in cul-de-sacs or sitting lower than the road, kept the tank in service. When someone calls because the yard smells or because the toilets in a ground floor house drain slowly, the first thing to do is lift the cover and look at the level: a tank under load is obvious at a glance, and so is a house that turns out to be on the mains. On tanks that are still working, emptying is only half the job. Once the contents are out we wash the walls and check three points that explain almost every recurrence: the inlet, to see whether it is bringing too many solids; the internal baffle, which has often disappeared over time; and the outlet to the soakaway, because a clogged drainage field makes the tank fill again soon after it is emptied. If the soakaway is saturated we say so, even knowing it is the answer nobody wants, because emptying every couple of months is not maintenance, it is postponement. The other Benfica is underground and recent. Estates built in the last few decades have car parks below sewer level, with pumping chambers lifting the waste up to the network. When the pump fails or jams, the chamber overflows onto the car park floor. We empty it with the tanker, vacuum the waste water off the slab and leave the space fit for the pump to be repaired. Access is arranged with the managing agent, the affected bays are cleared before we arrive, and the waste goes to a licensed treatment plant.

My house is old. How do I know if it still has a tank?
Look for a cover in the yard, on the garage approach or against the boundary wall. If there is one, we open it and look: a working tank has a level and a crust, a disused chamber is dry or holds still water with no inlet. A site visit settles it quickly.
I had the tank emptied recently and it filled again. Why?
Almost always because the outlet to the ground has clogged and the tank has stopped soaking away, so it now works as a sealed holding pit. Emptying gives relief, but what solves it is work on the soakaway. We say that on the first visit, not the third.
