A terrace does not fail evenly. It fails at a blocked outlet, at a parapet detail, at a movement joint, around a vent pipe, or in a stretch where the membrane lost its protection and the sun broke it down. Seen from above and dry, the slab always looks reasonable enough. With a thermal camera at the end of the day, once the sun is off it, the difference shows: the areas where the screed underneath is saturated cool far more slowly than the dry areas and draw themselves clearly in the image. That map is what separates a localised repair from a full rebuild, and for the owner the difference is not a small one. In Belém we work mainly on two kinds of building. In the houses and the grand blocks of the Restelo and the Alto da Ajuda, with large and sometimes planted terraces, we look for where the water gets in and the route it takes to the ceiling of the affected room. In the flats of Junqueira, Pedrouços and the Ajuda, many of them let out to holidaymakers, the request tends to be a quicker one: to work out, between bookings, whether the patch that appeared in the bedroom comes from the roof, from a leak in the flat above, or from condensation. We inspect from inside and outside, compare thermogram with photograph, and confirm with a contact moisture meter. We always say under what conditions the reading can be trusted. Thermography needs a temperature difference: on a terrace at the hottest hour, with everything at the same temperature, there is nothing useful to see, which is why we prefer late afternoon, early morning, or the days after rain. The camera does not see through concrete; it reads the surface and lets the rest be deduced. When the image is not conclusive, we say that one point needs opening up rather than sending anyone in blind, and we do not carry out regulatory habitability assessments of the building.
