About our service in Carcavelos
In Carcavelos the beach is used all year, and the sand that comes off it is the main enemy of the common parts. It is not dirt in the ordinary sense: it is an abrasive. Left on the atrium floor and walked on for days, it scratches the polish off stone and dulls tile permanently. So our first measure is not to wash more, it is to trap it at the door. We recommend a barrier mat long enough to do the job, we always vacuum or sweep before any washing, and we clean the door track and the threshold, where sand gathers and then comes back in every time the door opens. The lift is the second critical point. Sand falls off shoes inside the cabin, slips through the floor joint and reaches the door channel, where it jams the mechanism and causes breakdowns that cost far more than any cleaning contract. We vacuum the channel and the joint, as well as the usual mirror, button panel and cabin floor, and we tell the manager when we notice the door scraping or closing with difficulty. On the stairs, sand collects in the corner of the tread and along the nosing; we sweep tread by tread before the mop goes on, so it is not spread in solution across the whole flight. The area by the beach and the neighbourhoods of Sassoeiros, Rana and Lombos have many rented flats, with people arriving and leaving right through the summer. In that season the traffic through the common parts multiplies, and a contract designed for winter stops being enough. We set out the seasonal variation in writing, with extra visits agreed with the manager in the busier months. We work Monday to Saturday, 9am to 8pm, on a fixed day, with our own equipment and consumables and a written note of anything found on each visit.

Frequently Asked Questions
Frequently asked questions about condominium cleaning in Carcavelos:
Is a barrier mat at the entrance worth it?
It is, and it is the single measure with the best effect. A long mat holds most of the sand right at the door, which cuts the wear on the atrium floor and the amount reaching the lift. We clean and vacuum that mat on every visit.
Can sand really break the lift?
It can. It runs into the door channel and jams the mechanism, and the repair costs far more than the cleaning. We vacuum the channel and the joint in the cabin floor, and warn the manager as soon as the door starts to scrape or close badly.
How is the value of cleaning a building by the beach set?
What counts is the floors and flats, the size of the atrium, the lift, the garage and above all the frequency, since summer usually needs extra visits. We make a site visit or assess from photographs on WhatsApp, and send a no-obligation quote.
