In summer, with houses full and the pool in use, the surrounding paving and the approaches need more frequent passes, something planned in the contract rather than improvised in July. The relationship with the manager settles the rest. Before taking on a development we survey the initial condition of every common area, with photographs, so any damage already there is on record. After that we keep a single point of contact, a fixed day per area and a stable team, which in a development with a gatehouse makes access much simpler. We work Monday to Saturday, 9am to 8pm, with our own equipment and consumables, and we report at once anything beyond routine cleaning, from water coming through in the garage to a broken pane in the atrium.
