Do I have to empty the van before you arrive?

Not if we know in advance. Tell us the building, the park and who manages access, and we will arrange it before the day rather than turning up and being sent away. It helps that we use almost no water, since most objections a building has to car cleaning on site are about hoses, run-off and drains, and none of those apply to us.
