Nobody living in these buildings should be going up onto the roof. The coverings in central Algés are old tile on old timber and they carry no weight at all, so a foot on them breaks the courses that are still doing their job. Because the covering and the rainwater goods are common parts, the cleaning is decided by the condomínio and not by the owner underneath the damp, however unfair that feels. There is also material to be careful with: rear extensions, yard covers, garages and lock-ups through Algés and the Dafundo are widely sheeted in old corrugated fibre cement. We do not clean it. Sheeting of that age may contain asbestos, and brushing or washing it releases fibres, so we stop, record it and explain that removal is specialised regulated work for a licensed company. We do not test for asbestos. Two plain statements to close. Moss comes back, and beside the river it comes back readily, since the humidity keeps the north and rear slopes damp for most of the year; anti-moss treatment widens the gap between cleans without abolishing it. And cleaning is not repair. Once the growth is off these roofs we find cracked tiles, missing fixings, split hoppers and guttering rusted through at the joints, and we photograph and describe every one of them. Where a covering has run out of life, it needs replacing rather than washing, and we will say so in the report. The work is planned and weather-dependent, since nobody works on a wet covering or in wind, and it is best booked before the rains.
